RIVERSIDE, CA-Transcan Development LLC of Alamo has signed five new tenants to leases for 170,000 sf at the company's $42-million, 90-acre Canyon Crossings retail and office development that is now under construction at the junction of the 215 and 60 freeways. The new retail tenants include retailers John's Incredible Pizza, LA Fitness, Wickes Furniture and Home Gallery Furniture. The office tenant is Chapman University, which becomes the first office tenant at Canyon Crossing Corporate Center. The new tenants will join a 230,000-sf Wal-Mart Supercenter that is also due at Canyon Crossings.The 90-acre Canyon Crossings project is part of the 180-acre Canyon Springs master-planned commercial hub, which fronts both the 215 and 60 freeways. Upon completion, the project will comprise more than 740,000 sf of retail space, restaurants and other uses, including 144,000 sf of class A office space. John's Incredible Pizza is taking 50,000 sf, LA Fitness 45,000 sf, Wickes Furniture 45,000 sf and Home Gallery Furniture 15,000 sf. The Chapman University office lease is for 15,000 sf.Chapman's lease is both a relocation and an expansion of its Inland Empire campus by approximately 5,000 sf. Transcan was represented in the Chapman lease by John Oien and Natalie Bazarevitsch of the Ontario office of CB Richard Ellis, with Chapman represented by Shane Wilder of Studley. A number of undergraduate, graduate degrees, credential programs, and certificates will be offered through the new campus when it begins operations in January 2006. Transcan's development will be a power center designed to complement other nearby retail stores that include a Sam's Club, a Target and a Wal-Mart. Besides the tenants that have signed recently, Transcan is negotiating with a major electronics store, a sporting goods chain and an office supply store chain, according to Bob Bahen, CEO of Transcan.Retail leasing agents for the project are Tom Swieca and Tony Archer of CB Richard Ellis, with Oien and Bazarevitsch as leasing agents for the office component. Completion of phase one is scheduled for first quarter of 2006, with Summit Builders of Newport Beach as the general contractor. MCG Architects of Pasadena and Designers Collective of Lafayette serve as project architects.
