PASADENA, TX-Fresenius Medical Care has signed two long-term leases for its second dialysis clinic in the city and first regional administrative offices in the region.

The Lexington, MA-based dialysis provider, which has nearly 30 clinics in the metro area, preleased 8,775 sf at 4300 A Fairmont Pkwy., where it will be the anchor tenant in a 18,000-sf retail center that's now under construction. Rental rates for similar retail space in Pasadena run from $15 per sf to $18 per sf. The provider expects to open the dialysis center in early summer, says Jason Whittington, a principal of NAI Houston, who represented Fresenius Medical Care in the transaction. The building owner, Phan & Nguyen Corp. of Houston, was represented by Thien Pham of Hometeq Real Estate Inc. in Houston.

"They wanted a central location in Pasadena to serve their customers," Whittington says. He tells GlobeSt.com that Fresenius Medical Care is looking to open one more dialysis clinic in Pasadena.

In Houston, Fresenius Medical Care leased 1,800 sf of class A space at 7600 W. Tidwell Rd. for the administrative office. "This is their first office in Houston--usually they just house the administrative function in the clinics," Whittington says. The company will move into the office in May.

The 142,000-sf structure, built in 1980, has a quoted rate of $17 per sf to $18 per sf. The Fresnius lease takes occupancy to about 80%. The building owner, CSF Northwind LP of Houston, was represented by Monte Calvert of Houston-based Transwestern Commercial Services Inc.
