Roger Gault of the Gault Co. got the nod from the City of Kilgore after officials narrowed the list to three developers for its Synergy Business Park, located one mile south of the interstate and abut 120 miles east of Dallas. Ground will break May 30 on the $3-million building. Delivery is planned for mid- to late November.

Gault tells GlobeSt.com that he's in negotiations with a full-building user from out of state as well as a local tech company that wants 10,000 sf of office space. Gault says work will begin immediately on an 80,000-sf twin if the full-building deal is sealed. He says a tenant definitely will be in hand before ground breaks, possibly as soon as two weeks. The flex industrial space is being marketed at $4 per sf to $4.50 per sf, triple net.

"They see a number of out-of-state companies looking at the East Texas market," Gault says. "They feel if they have a building up and ready to go that they will capture users."

Graeber, Simmons & Cowan Architects of Austin designed the spec project. WRL General Contractors of Longview won the contract to build it.
