The engineering firm, which is a subsidiary of locally based public company ENGlobal Corp., will expand by 70% with the move to 654 N. Sam Houston Parkway E. The team presently occupies 20,000 sf of flex space at 600 Century Plaza Dr., says Robert Bantly, a vice president with Grubb & Ellis Co.'s local office. He represented ENGlobalCorporate Services in the transaction. The building owner, KBS Realty Advisors of Newport Beach, CA, was represented by Wanda Wilson and Marci Phillips with Houston-based PM Realty Group.

Bantly tells GlobeSt.com that ENGlobal Corporate Services' existing lease was expiring. "They needed more space and wanted a more upscale location and setting for its corporate offices," he explains, adding the firm wanted to stay in the North Belt/Greenspoint submarket. "We looked at a lot of different places for three to four months. They liked the visibility of Bridgewood I on Beltway 8 and the property's security."

ENGlobal Corporate Services will occupy the top floor of the four-story, 134,277-sf office building, positioned between Hardy Toll Road and Imperial Valley Drive near Bush Intercontinental Airport. With the ENGlobal Corporate Services pact, the 1980s-era building is 80% occupied, Bantly says. The quoted rent is $14 per sf.
