"While the Coral Gables ordinance that calls for Mediterranean styling allows up to eight stories, we developed a design that incorporates four distinct types of units in one, six-story building, which is more in keeping with the surrounding area," he says. There are six two-story, 2,000-sf townhouses on the lowest floors, which include private entrances and courtyards, and most also include garages. The level above the townhouses has two-story lofts with 18-foot ceilings. The fourth and fifth stories have conventional units, and those on the top floor are marketed as penthouses.
Size of the units that are not townhouses range from 1,350 sf to 1,850 sf. Most will include private elevators, not typically available in low-rise buildings. Prices for Gables Regent units range from $399,000 to $800,000. Luis Velez of Starlight's Miami office is marketing the units.
RC Builders, an affiliate of Alliance, is constructing the project. It is expected to open in late 2006 or early 2007. Gables Regent is located by Douglas Entrance, a stop on the Gables Trolley that connects with Venetian Pool, Biltmore Hotel, the shops of Miracle Mile and several golf courses, parks and offices.
