The overall average room rate is $116.58, about 8% higher than the $107.79 room rate in the first two months of 2004. For February, the overall occupancy rate is 58.7%, compared with 54.8% in February 2004. And the overall average room rate in February is $123.53, about 11.67% higher than the $110.62 in February 2004.

The highest average room rates were found in Aspen, at a whopping $411.17 per night. The average occupancy rate in the glitzy ski resort is 80.8%. Aspen was followed by Vail, with an average room rate of $373.17. But Vail had a slightly higher room rate than Aspen at 81.7% in February. Ski resorts clearly drove up the overall average rate for the state, as no market outside of the resorts show an average room rate of more than $100 per night. Even Winter Park, with the least expensive hotel rooms of any ski resort, showed an average room rate of $136.72 in February.

The overall Colorado Springs market in February had an average room rate of $68.01 in February and an average occupancy rate of 53.8% the newest and best hotels in Colorado Springs had an occupancy rate of 59.8% and an average room rate of $78.33. Second-tier hotels in Colorado Springs show an occupancy rate of 46.2% and an average room rate of $50.99.
