Vivit Lervisit of Dallas, who owns two other buildings in the immediate area, was the highest of four offers placed for 2263 Valdina St. in the Trinity Industrial District, Dan Spika with locally based Henry S. Miller Commercial tells GlobeSt.com. The owner-financed sale came close to the asking price, he says.

The warehouse, positioned at the intersection of Interstate 35 and Wycliff Avenue, was sold with a 12,000-sf tenant in place to a buyer with a plan to occupy the balance, according to Spika, who teamed with Henry S. Miller's Greg Woodring to steer the sale for the 11-year owners, Alvin and Judith Goodstein of Dallas. Floyd Bates and Richard Myers with Bates & Myers Co. in Dallas represented the buyer.

Spika says the new owner will do some renovation to the 45-year-old building. The first order of business is a roof repair, he says.
