In what would be the most ambitious commercial, residential and recreational venture ever attempted in this rural enclave of 92,000 permanent residents, Temple-Inland plans a 35-year construction period for Wolf Creek, a mixed-use community that would offer 500 acres of office space including a high-tech office park; 500 acres of commercial; 19,000 shelter units comprising apartments, townhomes and single-family residences; a conference center; golf course; town center; and a 2,500-acre public park.

Temple-Inland owns an additional 800 acres in Douglas County, adjacent to the 11,000 acres in Carroll County, but has not indicated what it might do with that land, local brokers familiar with the Wolf Creek project tell GlobeSt.com.

Robert Young, president, Atlanta Regional Commission, which is also studying the proposed enterprise, estimates the buildout value of Wolf Creek at $10 billion. The Chattahoochee-Flint Regional Development Center is the first agency to review the project. Temple-Inland has offered to donate 300 acres for a school site, according to the Atlanta Regional Commission.
