Shaw Industries Inc., headquartered in Dalton, GA, will move in by mid-May to 2060 McDaniel Dr., a 164,050-sf building under the control of Dallas-based Lincoln Property Co. Gary Lindsey, senior vice president for Grubb & Ellis Co.'s Dallas office, tells GlobeSt.com that the company's Spectra floor covering division is exiting a year early from 26,000 sf at 4312 McEwen Rd., which is owned by the Carrollton-based Billingsley Co. When the move's done, Shaw Industries plans to put its four-year address on the sublease market.
Lindsey says the search took just one month before Shaw sat down to sign a deal with Lincoln's Tom Kuhlmann for a building with 94,516 sf sitting empty. The dealmakers were the location and 13,000 sf of finished office space, Lindsey says. Comparable space in the Valwood park is fetching $3.25 per sf to $3.30 per sf.
"It was just a straight-up deal, a fair deal for both sides," Lindsey explains. "There were no hardball negotiations."
