Greg Hoffmeister, with T3 Realty in Waltham, tells GlobeSt.com that two weeks of negotiations was all it took to place the software company in 181 Spring St. here, bringing the vacancy rate at the property down from 65%. "There hadn't been a lease done in that building for some time," Hoffmeistter says. While declining to disclose the terms of the lease, He says the property generally rents in the mid $20 per sf price range.

The deal was brokered by Hoffmeister along with Roy Hirshland, also with T3 Realty, which represented the tenant. Boston Properties was self-represented by Jason Fivek.
