"We were overwhelmed by potential buyers for that building," Gary Lindsey, senior vice president for Grubb & Ellis Co.'s Dallas office, tells GlobeSt.com about 2640 Tarna Dr. in Dallas. The winning offer came from Longhorn Inc., which has been operating for several years out of a 15,000-sf owned location at 10835 Grissom Lane, situated less than a mile from the just-bought structure.
Lindsey says a private investor from Lanesville, IN decided to sell the Tarna Drive building about two years after he sold his plating business, Sam & JB LLC. The hot property attracted offers from would-be buyers long after Longhorn placed its contract, according to Lindsey. He and Grubb's vice president Robert O. Fulford II represented the seller while John Gilbert with Gilbert Commercial in Dallas steered the buy side.
The 4.6-acre property, developed in the late 1960s with a fenced and paved yard, sits less than a mile south of LBJ Freeway. "It's a prime building in a great location," Lindsey says. The fully air-conditioned, single-story building has 9,000 sf of ready-to-go office space, five dock doors and a 20-foot clear height that lent to the appeal for Longhorn to move the headquarters team for a 12-location operation into the facility, Lindsey adds.
