The telecommunications firm, which in January merged with Broadview Networks Holdings Inc., will relocate and consolidate operations currently housed at 115 Stevens Ave. and 400 Columbus Ave. in Valhalla to the north wing of the fifth floor and a portion of the lobby of 800 Westchester Ave. BridgeCom is expected to take occupancy of its new space by August.

CB Richard Ellis' William V. Cuddy, Jr. and Budd Wiesenberg represented BridgeCom. Cuddy and Wiesenberg teamed up with colleague Hilarie Siles as exclusive representative of building owner RPW Group. Robert Caruso provided consulting services to the group, while Cushman & Wakefield's Glenn Walsh acted as asset manager.

Corey Rinker, chief financial officer of BridgeCom, says the firm embarked on an extensive search prior to making the deal at 800 Westchester Ave., which he adds was "the best facility that meets our growing needs." BridgeCom currently leases 32,900 sf at 115 Stevens Ave. and a little more than 14,000 sf at 400 Columbus Ave., according to CBRE.

Leasing activity at 800 Westchester Ave. has been brisk in 2005 with four firms signing leases for their corporate headquarters at the 535,000-sf building. Since the start of this year, Triarc Cos. has leased 52,960 sf, WRNN-TV inked a deal for 18.500 sf, Illy Caffé has taken 13,306 sf and Charter Realty of Greenwich has taken 2,500 sf.

More than 300,000 sf of space remains available at 800 Westchester Ave., with another 62,000 sf of disaster recovery/back-up space in a neighboring building at 760 Westchester Ave. also available. CB Richard Ellis' Cuddy says that there are another four leases out for a total of 100,000 sf of space, several of which are expected to close imminently.
