A Mobile gas station and adjacent Kwik Farms convenience store occupy a portion of the parcel and will remain there under a long-term lease, according to Marshall J. Soss, president, and Justin M. Soss, VP of Chadds Ford-based KarMar Realty Group Inc. KarMar was both the listing and selling broker in the sales transaction and has been retained by the new owner to market additional land on the property.
"The excess ground on the site has zoning approval for a bank and an office building," Marshall Soss tells GlobeSt.com, "and is available for either a ground lease or build-to-suit. The bank site can accommodate a 2,800-sf building with three drive-ins. The remaining site can accommodate an office building of up to 9,000 sf."
