Known as I-195 Business Park, the facility is located near Exit 3A of I-195, as well as Exit 7A of the New Jersey Turnpike. Warehouse and distribution-type tenants are the target, according to Alec Taylor, chief operating officer of Matrix.

"This location is suited for regional and national distribution and warehouse tenants looking for space in this key market," Taylor says. "With continued strong tenant demand in this industrial market, along with a rebounding and growing economy, we're confident that this will be a successful venture."

Designed by O'Connor Gordon Pratt Architects, the one-story building will have 36-foot clear ceiling heights. Combining this with other projects in Washington Twp. and South Brunswick, NJ, Matrix currently has approximately one million sf of speculative development under way in Central and Southern New Jersey.
