TrailBlazer Health Enterprises LLC picked up some new finish-out with the negotiations for its six-year space in Executive Center III at 8330 LBJ Freeway, a contact close to the deal tells GlobeSt.com. The 248,489-sf building's occupancy remains at 80% with the renewal.

"TrailBlazer is the primary tenant at Executive Center III," Malcolm Ross, senior vice president for Jones Lang LaSalle Inc.'s Dallas office, says in a press release, "and this renewal stabilizes the occupancy of the property long term." The TrailBlazer operation takes up floors five through 12 in the 12-story building.

According to the release, the dealmakers were the location, economics, parking and accessibility for TrailBlazer's employees. Space in the 574,939-sf Executive Center complex, which includes 122,000-sf and 205,540-sf structures, is on the market for $16 per sf. The location near the junction of Interstate 635 and US Highway 75 was given some credit for the win despite the ongoing High Five freeway construction, which is on track for an early completion this year. Besides Ross, JLL's vice president Dale Ray packaged the deal for the building owner, NNN Executive Center LLC of Aurora, CO.

The deal reportedly was under negotiations for some time. Given the 244,255 sf of available space spread in three buildings, it's a safe bet that talks shaved roughly 10% from the quoted rate. Dan Paterson, executive vice president and principal for Dallas-based Swearingen Realty Group LLC, represented TrailBlazer, which services Medicare beneficiaries and health-care professionals in Colorado, New Mexico, District of Columbia, Delaware, Maryland, Texas and Virginia as well as specialty medical chains in the US.
