"They had a remaining long-term commitment to their existing space and were able to do a co-terminus agreement," Daryl Mullin, senior director for Cushman & Wakefield of Texas Inc., tells GlobeSt.com about the reworked, stair-stepped pact for 955 Freeport Pkwy., a 150,099-sf flex building that jumped to full with the signing. He says finish-out is wrapping up and the move has begun for a recently acquired company, Newbridge Inc. Healthcare Information, a specialty service provider en route from 14681 Midway Rd. in Addison.
Mullin says he and C&W director Lawrence Gardner were reviewing the submarket options when a Gateway Business Center tenant agreed to shave some space to keep the publicly traded company in place for the building owner, Invesco Realty Advisors of Dallas. "The timing worked out well," Mullin says.
DocuCorp, which has it headquarters in One Lincoln Centre at 5400 LBJ Freeway, uses Gateway Business Center as an application service provider facility. The company, now making the move into the health-care industry, is an information manager for corporate America.
Thomas Kuhlmann with Dallas-based Lincoln Property Co. represented Invesco. Space in the Coppell submarket ranges from $3.87 per sf to $8.34 per sf for industrial product. The six-year-old Gateway Business Center's space isn't readily available, but it's undoubtedly pushing the high end of the thermometer due to its construction.
