The company will gain better visibility and a larger pool of potential employees in its new location, says Jonathan Varholak of Richards Barry Joyce & Partners, LLC, who brokered the deal for the Collegeville, PA-based tenant along with colleague Brian McKenzie. "It was a good fit for them," Varholak tells GlobeSt.com.
The two-story R&D building, part of a four building office park with frontage on Route 93, will give the firm a higher profile along with extra space for expansion, James Boudrot, vice president with NAI Hunneman Commercial, tells GlobeSt.com. "There's a lot of growth opportunity there. Boudrot notes that the park numbers among its tenants other high profile businesses such as Dupont and Office Environments.
While neither Varholak nor Boudrot would discuss terms of the triple net lease agreement with Accellent, an industry source said buildings in the office park generally rent for between $9 and $10 per sf. Boudrot, who represented the owner, ING Clarion Realty Services, along with Steve James, also with NAI Hunneman Commercial, says Accellant inked a "market rate" lease agreement for the property.
