CBRE's Kevin McKenna, Ian DeVries and Jason Krotts report that Seventh Street is already under way with construction at the site, which is at 1135 Hall Ave.McKenna, DeVries and Krotts were the listing agents for a recently completed land sale program at Agua Mansa and are marketing the Seventh Street building for sale or lease on behalf of the developer. McKenna points out that Seventh Street was one of only a few developers to purchase land for speculative development at the industrial center.The 108,000-sf building, which is scheduled for completion this fall, sits on a lot of nearly 5.8 acres and is divisible to 39,000 sf. The building will feature 20 dock high doors, 30-foot warehouse clearance, a secure truck yard and an ESFR sprinkler system. The project is part of a state-sanctioned enterprise zone that provides occupants with tax credits and financial incentives. Genesis LA Real Estate Fund, managed by Shamrock Holdings, is Seventh Street's financial partner for the project.The announcement of the Seventh Street project follows by several weeks the final land sale at Agua Mansa to Frito Lay Rolling Hills, a subsidiary of Pepsi, which plans to build a new warehouse on a 23.5-acre parcel in the industrial center, a site not far from a 1.1-million-sf Unilever warehouse.The Agua Mansa Industrial Center straddles both Riverside and San Bernardino counties at a location north of the 60 (Pomona) Freeway and west of the 215 (Barstow) Freeway.
