The site has a current assessed value of $47.7 million. According to the aforementioned records, the property's market value is estimated to be between $30 million and $45 million. The tenant roster--which includes the Baltimore Council on Foreign Affairs, and customs brokerage and international freight forwarding company Samuel Shapiro & Co.--is also likely to be a contributing factor in the ultimate sale price.

Located at 401 E. Pratt St. near I-395, the World Trade Center was designed in an octagonal shape by famed architect IM Pei, and reached completion in 1977. According to the firm Pei Cobb Freed & Partners, the structure consists of 309,000 sf of office space, a 38,000-sf ground-level plaza, a 20,800-sf basement, and a 13,000-sf lobby and promenade area. The Maryland Port Administration operates the building and, according to commercial real estate information provider Black's Guide, the office space is currently being marketed for $24 per sf.
