Jose Juncadella of Coral Gables-based Codina Realty Services and Pedro Garcia spoke for the agencies. Garcia, formerly with Codina, now heads his own firm, Gateway Realty Services, also based in Coral Gables. In negotiating for the tenants, the brokers worked with Eric Rapkin, a shareholder in the Fort Lauderdale-based law firm of Akerman Senterfitt, who represented the six agencies on a pro bono basis.
William Cutler, senior commercial associate with Fort Lauderdale-based Abood Wood Fay Real Estate Group, represented the building owner. David Yoblick, director of asset management for the property, and Marc Seltzer, the owner's attorney, were also involved. The building is a class B- property, Cutler tells GlobeSt.com, and this lease takes occupancy to 80%. The rental rate, he says, is $16 per sf.
"It's rare that transactional commercial real estate attorneys have the opportunity to utilize their experience to provide services on a pro bono basis," Rapkin says. "So, when our friends from Codina asked us to assist, we were glad to step in."
Mary Cagle, CEO of Charlee of Dade County, one of the six agencies, says, "we'll be able to serve the children of the Central Region together, collaboratively." The other agencies are: Neighbor to Family Inc., Our Kids of Miami-Dade/Monroe Inc., Center for Family and Child Enrichment Inc., Foster Care Review Inc. and Family Resource Center of South Florida Inc.
