Davis H. Glass of Henry S. Miller Project Management Inc. and Rick Martin and Andy Ratchford with Lone Star Hotel Services are courting franchisees, developers and owners of existing product to build a work list for the Henry S. Miller Hospitality Services Group. Martin and Ratchford are vice presidents of the initiative. Glass tells GlobeSt.com that the division will rely on Henry S. Miller's full-service platform as the "bait" to win project management contracts for the hospitality industry, just as it's done with other commercial real estate sectors. "We got real lucky because we got our first big program when we came right out of the gate," Glass says.
As reported last month on GlobeSt.com, Dallas-based Quanah Properties signed a franchise agreement with Value Place, the newest concept of Jack DeBoer, founder of Residence Inn, Summerfield Suites and Candlewood Suites. The hotel concept, offering weekly rentals starting at $149, is a hotel-apartment hybrid that DeBoer and Quanah will develop in seven Texas and California counties.
Glass says the JV's pact with Quanah requires nine sites to be under contract by the end of June and five hotels under construction by year's end. At the signing, Quanah already had dibs on a site between Meacham and Alliance airports, near Interstate 35 and Loop 820 and negotiations under way for sites in Grand Prairie, Arlington, Duncanville and South Dallas.
