SOUTHFIELD, MI-Two condo and mixed-use projects are planned for the area near Northland Mall. Farmington Hills-based Kalabat Cos. plans a $25-million, 175-unit condominium development with supporting retail in the city's Cornerstone District, near the Northland Mall along Eight Mile Road.
The property is expected to include about 12,000 sf of retail space, according to the Cornerstone Development Authority. The property for the development is now vacant. In1998, the development authority tore down several vacant office buildings on the parcel, says Jonathon Hallberg, executive director of the Cornerstone Development Authority.
Also, Hallberg says Novi-based Crosswinds Communities plans a condominium development of about 80 units at Northland Drive and Northwestern Highway. Hallberg estimated the value of the Crosswinds project at $18 million.
Northland Mall, a two-million-sf center, revealed an improvement plan in March. The plan calls for adding stores and restaurants along Greenfield, purchasing or redeveloping the empty J.C. Penney building and changing a rear section of the mall along Greenfield into storefronts. Northland, which opened in 1954, has struggled with anchor store departures and difficulty recruiting high-profile national tenants.
