Brandywine Business Center is located in the 136-acre Corporex Business Park, just off Martin Luther King Jr. Boulevard.The multi-tenant service center and light industrial park at 3801 and 3803 Corporex Park Dr. was 95% leased at closing. The property was on the market for 30 days.
CB Richard Ellis' Private Client Group represented the sellers. Participating in the deal were Kyle Burd, Mark Shellabarger, John Jenkins and Ginger Gelsheimer. The Leder Group represented itself.
User industrial properties continue to be the most in demand, according to a recent market study by the Tampa office of Colliers Arnold. "Distribution, rather than storage, is the most prized space requirement," the study finds. For Tampa, the demand for flex space remains "particularly strong" because flex space "typically has a higher percentage of office finish than other industrial properties," according to Colliers Arnold.
