"It fit them to a T," Jayson Rhuda with Mohr Partners' Boston office, who represented Bluesocket, tells GlobeSt.com. The property's owner Nordblom CORFAC International, was self represented in the transaction by Douglas Wynyard. The company previously rented approximately 14,000 sf on two floors at 7 New England Executive Park, about a half-mile away.
The building, situated in Burlington's Northwest Park adjacent to the Middlesex Turnpike, is one of 42 1960s-vintage manufacturing buildings that were reconverted to office flex use several years ago. The company selected the site because it allowed the firm to consolidate operations on a single floor and gave added office and engineering lab space along with the potential to expand in the future, Rhuda says.
"They improved the work flow by getting everyone on the same floor, increased their capacity and really retrofitted their needs, while reducing the impact to the employee base with the short move," he notes.
Terms of the lease were not disclosed but Rhuda says the property generally rent for about $10 per sf triple net. The company, which occupies about two-thirds of the property, is the building's only tenant.
