If approved, the total annexed area of 2,448 acres would expand the city's boundaries by 20%. The proposed annexations comprise three separate parcels of 115 acres, 1,650 acres and 683 acres. The Puckett Creek-Woodall Development Co. plans 300 townhouses and single-family residences on the 115-acre tract. The plans are slated to be reviewed by the Canton Planning Commission at a public hearing this week.
The two other developers haven't submitted preliminary plans for the two larger tracts other than to note the projects will be planned unit developments that could include a combination of residential, office and retail space. About 2.4 homes to 2.8 homes per acre are tentatively planned for the 1,650-acre tract. The planning commission has scheduled a July 18 meeting on those two annexation requests.
Density may continue to be an issue in Canton where officials initially rejected an 899 townhome and single-family subdivision in June 2004 because of its size in a largely agricultural community, as GlobeSt.com previously reported. That subdivision, Town Mill, was later approved for 846 shelter units.
