Emser Tile & Natural Stone Co., with one location at 11639 Emerald St. in Dallas, has inked a five-year deal for 6314 Airport Freeway after a six-month search for an expansion site on the Fort Worth side of the metroplex, Mark Collins, associate with Swearingen Realty Group LLC in Dallas, tells GlobeSt.com. The firm, eyeing a July opening for the showroom and distribution space, is planning to add 20 locations this year in the US and up to 50 in the next few years for the expansion plan that's in hand, he says.

Emser took down space in a four-building industrial park, getting room in a 60,000-sf building with Airport Freeway visibility and a sign on the side to shore up the win for owner, Bernard Partners of Fort Worth. "They got a little bit aggressive to get the deal," Collins says, "but it is a great location." The park's rate is negotiable, but industrial space in the submarket averages $4.56 per sf, according to Grubb & Ellis Co.'s first-quarter report. Leland Prowse, principal for NAI Stoneleigh Huff Brous McDowell in Fort Worth, represented the building owner in the negotiations.
