Larman Construction Co., now leasing land at 2834 Jupiter Rd. in Garland, plans to start building its first bricks-and-mortar location by the end of June, David Rouble, managing director and partner for Thomson Realty, tells GlobeSt.com. The decision to buy the tract at 3102 Edgewood Dr. ended a yearlong search for the company's first office location and a bid to buy a small, single-tenant building with a large yard, he says.
Rouble says three-fourths of the lot is paved with 4-inch concrete, part of which must be ripped up and replaced with a 6-inch layer to meet code. "That was the biggest snafu," he says, adding the discovery discounted the price. The average land in the neighborhood costs $3 per sf.
The tract is situated in an industrial area on the city's southwest side. It previously was leased to Halliburton Corp. by the five-year owner, John Rattan, who owns a vehicle repair shop right around the corner. Charles Lester, owner of Charles Lester Realty Advisors Inc. in Dallas, represented the Rattan at the bargaining table.
