"They were looking for bigger space and a better building," David Townsend of Cushman & Wakefield's Boston office tells GlobeSt.com. "They wanted what a first-class tenant would look for and a first-class building would provide."

Townsend says the company will move from about 7,000 sf at 90 Oaks St. in Newton into the class A building at 75-95 Wells Ave. by the end of the summer. Owner Saracen Properties also recently inked an 8,000-sf lease with Advisor Investment Management. Townsend, citing confidentiality agreements, declined to disclose the terms of either lease but said property in the area generally rents in the $20 per-sf range.

The 241,760-sf, three-story brick, aluminum and glass office building also is home to data storage company EMC. Townsend represented Starbucks, while Mark Roth, also with Cushman and Wakefield, handled the negotiations for locally based Saracen.
