AVON, CO-Construction is under way on the $15-million, 3.28-acre commercial development called Traer Creek Plaza in this town at the foot of the ski resort Beaver Creek. The 52,650-sf, two-level building has 29,188 sf of retail space on the first floor and 17,509 sf of office space on the second floor. It is adjacent to a Home Depot and Wal-Mart SuperCenter, which together have 300,000 sf and are expected to draw two million customers annually.
Traer Creek Plaza, located at Post Boulevard and Yoder Avenue, is owned by Traer Creek Plaza LLC, which in turn is owned by the Magnus Lindholm family and headquartered in Avon. The site is situated off the recently completed Interstate 70 full-diamond interchange at Exit 168. The site also can be reached from US Highway 6 and Beaver Creek Road.
The office space will have exposed heavy timber roof with a skylight spine traversing the entire length of the building, in keeping with its mountain setting. The roof has no interior structural support, giving tenants flexible, unobstructed use of their space.
There's room for about a dozen retail tenants and about 65% of the space has been leased. Tenants so far include: Village Warehouse Liquors, 4,000 sf; an organic deli and market, 5,400 sf; GameStop, 1,200 sf; and Swiss Hot Dog, 1,000 sf. Owner Ernst Larese will also relocate his restaurant from Vail Lionshead to the property. In addition, a national retail chain restaurant is currently negotiating for space. The retail lease rate is $50 per sf.
Arthur Erickson of Vancouver is designing the center. Other projects he has designed include Al-Buhairat City, Saudi Arabia; the Vancouver Civic Centre; and Bunker Hill Redevelopment area of Los Angeles.
Traer Creek is registered with the US Green Building Council and is expected to be certified by the Leadership in Energy and Environmental Design, or LEED standards. Recycled products are being used in construction: Non-potable water is being used for irrigation, and sedum sod roofs are being used for insulation and lower energy uses.
