"Already, our efforts have attracted two national financial services firms," says Jeffrey Greenburg, a principal of Heritage, referring to Atlantic Federal and Washington Mutual. "We continue to see active interest from additional class A office tenants."

The makeover of the building, which Heritage acquired in 2003, involved substantial aesthetic enhancements. "We kept the best elements and materials and brought in new finishes to modernize and brighten and entry," says Vincent Pucillo, director of interior design for El Taller Colaborativo, the locally based designer of the project.

Heritage also replaced or retrofitted most of the building's internal systems. Among the improvements was the creation of a telecom switching room in the building's core. The building is near Heritage Management's 550 Broad St., an office building that underwent a similar makeover four years ago.
