After scaling down the project's original size from 275 homes and no green space, the developer is being allowed to break ground on a 160-home, 219-acre subdivision that will have about 100 acres of green space within and around the venture. Wieland will also have to develop an acceptable waste disposal plan as a development condition, local brokers who attend the town's public meetings tell GlobeSt.com.

The estimated $20-million undertaking will have townhomes and single-family homes on half-acre lots with prices in the $300,000 to $450,000 range, according to area brokers. The council's 3-2 vote came on Wieland's fourth rezoning request since June 2003.

Brokers familiar with the project tell GlobeSt.com the rezoning will allow Wieland to build more homes on smaller lots than the previous zoning of one-acre minimum lots. The town's planning commission earlier rejected the project and urged the town council to do likewise after hearing protests from a residents' group.
