Deluxe Digital Studios Inc., a division of Deluxe, will lease a portion of the ground floor to house DVD replication and production services for its various studio clients. Deluxe initially signed a lease for 65,235 sf on the top two floors in April of 2004, a transaction that included building-top signage. Nico Vilgiate and R. Todd Doney represented Deluxe in the initial lease and in the expansion, which was valued in excess of $3 million. Burbank Empire Center was represented by Paul Stockwell of Menlo Equities.
Deluxe is a wholly owned subsidiary of the Rank Group, which is involved in DVD software and content production, large volume DVD and videocassette manufacturing and packaging, film laboratory services and related services.Its lease was one of two signed in the greater San Fernando Valley area recently that brought their respective buildings to 100% occupancy. The other was a five-year, $2.5 million deal that Progressive Casualty Insurance signed for 20,000 sf at 14140 Ventura Blvd., according to Kinden Mitchell of Cushman & Wakefield. Mitchell represented Progressive, which had been located in Burbank for the past 10 years.
The insurance firm will occupy the 20,000-sf top floor of the 50,000-sf office building located just east of Beverly Glen Boulevard. Built in 1983, the building will house Progressive's San Fernando Valley claims office and house counsel division. Landlord 14140 Investments Ltd. represented itself.
