MIAMI-Emerald at Brickell, a 27-story, 142-unit residential condominium at 218 SE 14th Ave. in the financial district, tops off 93% pre-sold. The developer is a joint venture between Hollywood-based Sun Vest Communities and Hamilton Investment Group, headquartered here.

Louis Birdman, a SunVest principal, tells GlobeSt.com the all-in cost, including land acquisition, is $45 million, and he anticipates a sell-out of about $62 million. Locally based Fullerton Diaz is architect for the building, which is named for its emerald-color glass exterior.

Among the amenities are individual wine cellars and cigar humidors; a rooftop clubhouse, pool and fitness center; dog walk, concierge, valet parking and 24-hour security. An eighth-floor garden level contains a private café with outdoor seating.

Residential units range from 650-sf, one-bedroom layouts to penthouses that contain a total of 4,500 sf, including large roof decks. Prices begin in the low $300,000s and reach to just over $1 million. Birdman expects the first move-ins to begin in late first-quarter 2006.
