"There's a lot of things happening in the Seaport District, says Topper, who negotiated the transaction for the tenant along with Rick Lowe, also with Cresa Partners. "With the impending new commercial and residential development in the area, it will continue to gain attractiveness." The building's owner, Fidelity Investments, was represented by Susan Allen of the locally based Drew Co.

The firm shares the building with Fidelity Investments, Cabot Corp. and AEW Capital Management. Design firm Shepley Bullfinch Richardson and Abbott recently announced it is vacating its 40 Broad St. offices, plans to move into the building later this year.
