MIAMI-With 70% of its 288 units sold out, Soleil, a 41-story tower at 3050 Biscayne Blvd., will break ground in this year's third quarter. The developer is Brooklyn, NY-based Leviev Boymelgreen.

The property, located on a four-acre parcel at the edge of the Design District, includes 43 townhouse units that surround a 50,000-sf amenity deck on top of a seven-story garage in the tower. Units range from approximately 1,000 sf, which have an opening price tag in the $300,000s, to 4,000-sf double-story loft penthouses. Bob de la Fuente, Boymelgreen's project manager, says pricing for the four penthouses "is not final," but tells GlobeSt.com "it exceeds $1 million."

He also declined to disclose the construction cost. The projected sell-out is $150 million. Majestic Properties is handling sales and marketing, headed by Michael Morrow. The architect is Coral Gables-based Fullerton Diaz.

The amenity deck includes a clubroom; pool and cabanas; a tennis, basketball and racquetball court, and a fitness center that offers "fitness concierge," which includes full-time staff members to provide individual training, nutrition consulting and spa treatments.
