The CBRE team includes Dan Dagit and Mike Bronstein of the Wayne office and Dan Reeder, John Kaczowka and Brian Hopkins in the Wilmington office. The 396,000-sf Wharf at Rivertown is the former PECO/Exelon power station, which Preferred redeveloped in 2002 into a class A office building that maintains elements of its historic architecture. It is located on the Delaware River waterfront at the intersection of Interstate 95 and the Commodore Barry Bridge to New Jersey.

Dagit tells GlobeSt.com the asking rental rate is $20 per sf, plus utilities. "Spaces are available ranging from 1,500 sf to 80,000 sf," he says. The building is in a designated Keystone Opportunity Zone, which affords tenants state and municipal tax abatements through 2013. Among the current tenants are Wells Fargo and Synergy.

The 175,000-sf Baldwin Office Tower is an eight-story structure and an adjoining two-story building, 10 minutes from Philadelphia International Airport and 20 minutes from Downtown Philadelphia and Wilmington. Dagit says spaces from 2,000 sf to 50,000 sf are available and the asking rental rate is $18.50 per sf, plus utilities. Current tenants include Global Insight and the General Services Administration.
