The pact puts $3.7 million in the pockets of building owner, Atlanta-based Blue Capital Management USA, and brings the 334,660-sf, class A building to 83% occupancy, according to Don Mudd, vice president ofTrammell Crow Co.'s local office. Mudd, along with John Bonnell and Jason Moore, represented Blue Capital Management. Catholic Healthcare West was represented by Gee Gee Entz and Patty Boyd Gentry of Coldwell Banker Commercial Metro.
Catholic Healthcare West will occupy the ninth and 10th floors of the building, which is located at 3200 North Central Ave. The nonprofit plans an August move-in, Mudd says, adding that it has first right ofrefusal on an adjacent 20,000-sf space. "This building was the best value for Catholic Healthcare," Mudd tells GlobeSt.com. "And, one of the strongest elements of the value is the location, which is within walking distance of the St. Joseph's medical campus." Moreover, the 18-year-old Great American Tower offered contiguous space for the nonprofit.
