ORLANDO-Entering Central Florida's grocery sales arena July 2, Dollar General, long known for its low-priced non-food hardware, clothes and cosmetic product items, will also be offering fresh produce, milk and deli meats in its newly created Dollar General Market division.
This is the first Dollar General Market in Florida, although the chain is testing the concept in other national markets, area retail consultants tell GlobeSt.com. In Florida, as in other metro markets, the company is going up against other national discounters such as Wal-Mart Stores Inc., Walgreens and CVS Pharmacy who have been filling more of their shelves with food items for the last four years, brokers tell GlobeSt.com.
The 7,625-store, 66-year-old Goodlettsville, TN-based retailer is leasing the former 36,000-sf Kash n' Karry premises at the 200,000-sf Oak Hill Village Shopping Center on Old Winter Garden Road at Hiawassee Road, seven miles west of Downtown. The company sells packaged food items at most of its Orlando area stores but not milk, meats or fresh produce.
Dollar General officials couldn't be reached by GlobeSt.com's publication deadline to learn details of the lease. However, area retail brokers familiar with the west Orlando submarket tell Globest.com Dollar General will probably be leasing its space for a rock-bottom $5 per sf. Average asking gross rents in the area are $10 to $14 per sf, according to brokers monitoring the submarket. Brokers say the lease is for at least five years with an estimated aggregate rent value of $1 million.
