The estimated construction cost is $6 million. Wayne-based Lieberman Earley & Co. is exclusive leasing agent for the building, and Philip Earley, a principal, tells GlobeSt.com the pre-construction rental rates are between $21.50 per sf to $25.25 per sf. "The available space ranges from full, 8,200-sf floors to sub-divided units as small as 1,500 sf. We believe law firms are among the likely tenants," he says. The location in the downtown business district is also ideal, he says, for a restaurant on the ground floor.

The building offers tenant-controlled HVAC, separate metered utilities and private, off-street parking. It is expected to reach completion in April 2006.
