Stephen H. Jaggard with Vantage Cos. says the five-building, $4-million Southwest Crossing should be completed by October at the corner of Kipp Way and Brooklet. "I anticipate they will all be sold by next spring," he says, adding demand for individually owned business condos has grown throughout the country. "There are no small units available in that area that people can buy."

The project, with access to Beltway 8 and US Highway 59, is being built in a joint venture with Clay Development & Construction Co. It consists of three 15,000-sf office/warehouse buildings with grade-level and dock-high loading; two 16,000-sf structures with four finished units, ranging from 3,500 sf to 5,000 sf; and other space readily divisible into smaller units on a custom basis. The business condos also will feature private conference rooms, wet bars and restrooms. Jaggard says the units will sell from $60 per sf for shell buildings to about $80 per sf for fully finished units.
