Holly Pond is a 66,000-sf, fully leased office located at 1281 East Main St. along Holly Pond near the border with Darien. The seven-story building has four stories of office space and three stories for parking. The major tenants at the complex include DKR Capital, which leases 23,247 sf; Craig M. Ferguson & Co., which maintains an 8,046-sf office; and JDA Software Group, which leases 6,030 sf at the property.

Jeffrey R. Dunne and Patrick J. Bisceglia of CB Richard Ellis' Tri-State Investment Team represented 1281 East Main St. Associates and procured Seaboard. "Holly Pond Plaza is a stable, waterfront property that is poised to enjoy continued success based on its diverse tenancy and strategic commuting location directly off Interstate 95 near the Darien town line," says Dunne.

Seaboard's office portfolio includes One Dock St. and the Stamford Landing complex, both here. The firm entered the residential market in 2001 with the purchase of the Biltmore in Stamford. In February of this year, Seaboard announced it was converting the 16-story luxury residential property built in 1989 to condominiums.
