The engineering firm's deal took almost eight months to complete. The tenant was waiting on the landlord, Sabal Park Properties LLC, to complete extensive renovations at the 17-year-old property which is considered a part of the Parke East business campus, Dikman tells GlobeSt.com.
Robbins was looking at other properties "but this one worked the best" for the tenant, Dikman says. Robbins made the move from another Tampa location to consolidate its manufacturing and office activities. Sabal Park represented itself in the leasing negotiations.
At the 16-year-old, 32,000-sf 6401 Harney Road Building, Ben Dikman helped owner Ferris Funk Associates lease a total 26,500 sf. Tesinc LLC, a locally based provider of engineering and technical services to telecommunications, and power industry clients, is leasing 19,900 sf for five years at an aggregate rent of $607,498. The Seminole Tribe of Florida is taking 6,600 sf also for five years at an aggregate rent of $205,581.
Tesinc is renting office space in the 18-year-old industrial building. The deal took three months to complete, from contract signing to closing. Tesinc considered taking space at Netpark but decided the Harney building was a better fit, Ben Dikman tells GlobeSt.com. Dikman handled both Harney Building deals. The Seminole Tribe's five-year lease for 6,600 sf of flex space at the Harney Building is valued at $203,581. The lease brought the building's occupancy to 100%. The average gross rent for the flex space is $5.95 per sf.
At the 910,608-sf Netpark in East Tampa, owned by Triple Net Properties LLC, Mosaic Fertilizer LLC has leased 12,864 sf for two years at an aggregate rent of $336,624. The 69%-leased property was built in 1999 as a mall and converted to office space a few years ago, Ben Dikman tells GlobeSt.com. Dikman and Mercedes Angell of Cushman & Wakefield of Florida Inc. handled the leasing deal. The average asking gross rent range is $14.50 to $15 per sf.
At the 100-acre, 325,000-sf Pinebrooke Business Park, the Hillsborough County Water Department is leasing 6,337 sf off office space in a portion of a 25-year-old, 40,400-sf building now 90% occupied. The county is paying $12.25 per sf, the industrial gross rate, or a total $310,513 over four years for the space. Ben Dickman handled the lease. The county needed the space to house its section managers. A new county facility, under construction in Falkenburg, is scheduled for completion in 2008.
Cutter Power Equipment bought a one-acre tract housing a 6,000-sf, 13-year-old building for $530,000 or about $88.33 per sf, based on the building's value only. The sellers were Barbara R. Klecher and Yola Schwartz. BA-TH Holding LLC closed the deal for Cutter and is the owner of record, Ben Dickman tells GlobeSt.com. Dikman handled the transaction.
