Plans for the projects call for Hines Raymond to construct an 11-story building containing a 50,000-sf supermarket, 50 to 70 parking spaces, approximately 24,000 sf of retail space, and seven levels of condominiums. Trinity Financial also was tapped for a nine-story building with 200 condominiums on a separate site nearby.

Three other projects that will bring two nine-story buildings containing 25 condominiums and 220 units of rental housing also are planned in addition to a 10-story building that could contain a hotel or 114 condos along with retail and office space. Those three other projects, all of which will be built on land cleared by the demolition of the Central Artery and the Green Line viaduct, are currently awaiting approval by the MBTA. Those parcels are presently owned by the MBTA and the Massachusetts Turnpike Authority. The parcels comprise about a third of the triangle-shaped neighborhood that was planned by early American architect Charles Bulfinch in the early 1800s before they were razed in the 1950s to make way for the Central Artery. With little developable land in Downtown Boston, the Bullfinch Triangle has become a focal point of development in recent years. In May, a Winchester, MA-based development company announced its plan to build a $4-million Best Western Hotel Europa at 119 Merrimac St. near North Station. The area also is home to the Onyx Hotel, a boutique 80-room property which opened in 2004.
