ORLANDO-EastGroup Properties LP has its estimated $20-million, 110,000-sf SouthRidge Commerce Park 50% leased before the first two phases are completed in July. But it took the local division of Dallas-based Staubach Co. about six months to close a deal with a tenant that is taking 35,025 sf or half of the 70,000-sf Building V at the park for seven years and four months.
Building 1 is 13% leased. Other construction phases of warehouse and distribution center space are planned over the next two years. Staubach brokers found the tenant, Dallas-based AVW-TELAV Audio Visual Solutions. Dick Rossiter of Staubach's Orlando corporate services division and Tom McCarthy of Staubach's Dallas office negotiated for the tenant. Michael Bowling of EastGroup represented his firm.
Audio Visual looked at six other properties before narrowing the field to three, Rossiter tells GlobeSt.com. The average asking negotiable gross rent at SouthRidge is $6.50 per sf. Staubach Orlando's 2004 production was $70.5 million in leases and $10.4 million in sales. That compares with 2003 production of $37 million in leases and $3.5 million in sales.
