DENVER-Sales will kick off in mid-July on the tallest condo high-rise towers built in the city in about two decades. The first phase of the $150-million Pinnacle at City Park South on the former Mercy Hospital site next to City Park is scheduled to start construction in the fall.

The Pinnacle at City Park South is the cornerstone of a $225-million development that also will include affordable housing, luxury apartments and townhome-style developments. It will have low-rise buildings closest to the existing residential neighborhoods with the 27- and 22-story high rises closets to the park. The Pinnacle also will include 18 townhome-style units called ParkHomes.

The Pinnacle at City Park South is being developed by Opus Northwest LLC and Boulder-based Income Property Specialists. It will include 284 new residences near 17th Avenue and Fillmore Street on the site of the former Mercy Hospital.

Scott Menefee, senior director for the Pinnacle at City Park South for Opus Northwest, notes that the high-rise development is minutes from Downtown Denver and Cherry Creek. When completed, he says the redevelopment will be an "important piece of Denver's history."

The Pinnacle is the centerpiece of the overall City Park South development that includes luxury condominiums, ParkHomes, mid-range homes, affordable housing and rental properties. At 8.3 acres, it is one of the largest urban infill developments currently under way in Denver and will produce roughly one million sf of new residential living space when the entire project is completed.

With its launch, the Pinnacle also marks Opus Northwest LLC's first move into the residential market in the metropolitan area. It has developed major projects such as the Lakewood City Commons and the Federal Department of Transportation's 128,342 sf, energy efficient office building in Lakewood.

The Pinnacle's 284 homes will offer views looking west into Downtown from its location south of City Park. Tower One will have 27 stories with 144 one-, two- and three-bedroom homes ranging in square footage from 940 sf to 2,269 sf. Units will be priced from the upper $200,000s to more than $1 million. The tower will be capped by two penthouses on the 27th floor, priced are more than $1 million.

Tower One will be wrapped on two sides with four-story buildings offering two two-story ParkHomes. These two-story homes will range from 1,719 sf to 2,209 sf. Much like its sister tower, Tower Two will be a 22-story structure with 122 units available with one, two- and three-bedroom floor plans. The second tower will also be capped with two penthouses.

The Pinnacle will be built on the site of the former Mercy Hospital, a neighborhood landmark since the turn of the last century. It closed a decade ago. Building designs and exteriors, which include concrete and brick, take their inspiration from the mix of historic architecture and materials of the surrounding neighborhood. Locally based Buchanan Yonushewski Group is working with Opus Northwest on the design. BYG headed the master plan for the entire site.

The Pinnacle overlooks the 370-acre City Park, the largest park in Denver. The city acquired the park in 1881. Its design was modeled after New York City's Central Park. The Denver Zoo and the Denver Museum of Nature and Science are on the park.
