The first is a 182,000-sf class A physician office building that will connect to the district's flagship Broward General Medical Center via a pedestrian bridge. In addition to medical office space, it will contain 16,000 sf of street-level retail space and a 450-car parking garage.

The office space will include a choice of three interior office-suite layouts ranging from 1,200 sf to 18,000 sf. Construction will begin this fall, and completion is scheduled for early 2007. In a statement, Bob Moss, president of Moss, says, "the Broward General Physician office building project will provide office space currently unavailable to physicians practicing at Broward General Medical Center…[and] will bring new businesses and revenue to the surrounding area in conjunction with the City of Fort Lauderdale's revitalization plan for S. Andrews Avenue."

The second project is a 70,000-sf physician office building to the east of the district's Imperial Point Medical Center. Visible from Federal Highway, it will include an enclosed connector to the hospital, surface parking and a drop-off canopy. Construction will begin in early 2006 with completion in approximately 12 months. Calls to Lauth and Moss were not returned by deadline.
