Talks went full circle in 10 days for the 1132 Valwood Parkway building, owned by Boston-based Cabot Properties Inc., Ken Wesson, executive vice president for Bradford Cos. in Dallas, tells GlobeSt.com. He says the Houston-based appliance retailer opted for moderate finish-out on the office area, but the balance was in ready-to-go condition for its distribution needs. The plan is to have the center up and running by Sept. 1, he says. Conn's is sharing the structure with 55,000-sf tenant, Bell & McCoy Inc., a local electrical parts supplier.
Conn's backfilled space emptied less than 45 days ago by the Auburn Hills, MI-headquartered DaimlerChrysler Motors Co. and took down an adjoining spot to get 75% of the park's marquee building. The space was marketed at $3.15 per sf triple net. Sharon Morrison and Robert Hagewood with Dallas-based Staubach Co. represented Conn's in the site search and negotiations.
"For a period of time, Valwood had been slow," Wesson says. "People were saying Valwood is no longer a large deal market." But, he adds, Conn's and another recent signing are strong indicators Valwood remains part of the competition for the 100,000-sf plus deals circulating in the market.
