MORENO VALLEY, CA-Alere Property Group of Newport Beach has kicked off construction on a 756,340-sf spec industrial project at a site next to the March Air Reserve Base. The new space adds to a growing list of industrial projects under way near the base as development moves farther into Southwestern Riverside County.Alere's new space is designed to cater to warehouse and distribution users, according to Clark Neuhoff, VP of development for the company. The development site is at 16850 Heacock St., where completion is scheduled for January 2006. Neuhoff says that the Moreno Valley building is the first of many speculative industrial projects planned for the area by Alere, which has acquired 4.7 million sf of industrial buildings in California since its inception in July 2003. The listing agents for the Moreno Valley project are Jim Koenig, David Consani, Darla Longo and Len Santoro of CB Richard Ellis. Other developments near the March Air Reserve Base include LNR Property Corp.'s Meridian project, where Clifford Cos. of Newport Beach, Operon Group of Newport Beach and Majestic Realty Co. of City of Industry are all at work on projects. All three bought land parcels from LNR this year.The Clifford Cos. project is on a 6.6-acre site at the northwest corner of Meridian Parkway and Cactus Avenue that will be called Clifford Business Center. The 106,000-sf project will consist of six single-tenant concrete tilt-up industrial buildings ranging from 7,000 sf to 14,000 sf and one concrete tilt-up industrial condominium building with 10 units totaling just over 40,000 sf. The listing agent for the development is Gerry Harvey at CB Richard Ellis in Ontario. It was designed by Davy Architecture and will be built by Lusardi Construction Co. Operon Group is constructing six divisible office and industrial buildings ranging from 16,000 sf to 50,000 sf for sale or lease at the southeast corner of Cactus Avenue and Meridian Parkway, as well as two service/commercial buildings fronting on Cactus Avenue, for a grand total of 244,000 sf. The project is called Falcon Business Center. The listing agents for the industrial buildings are Bill Heim and Michael Chavez at Lee & Associates in Ontario, with the service/commercial buildings listed by Janet Valentin and Kevin Harvey of CB Richard Ellis in Ontario. The project was designed by Ware & Malcomb and will be built by Fullmer Construction.Majestic Realty's project, called Majestic Business Center, includes a 225,000-sf industrial building and a 190,000-sf building. Both buildings will be divisible to accommodate two separate tenants, and both will feature fully secured truck yards.The listing agents for Majestic's development are Marc Burns and Kevin McCarthy of Majestic Realty, along with and Frank Geraci and Dan de la Paz with CB Richard Ellis in Ontario. Meridian, a master planned park, comprises nearly 1,000 net acres of former March Air Force Base land to the west of the air base.
