The buildings aggregate 623,840 sf and include Quaker Park and River Park I and II in Conshohocken and 1400 Union Meeting Rd. in Blue Bell. Of the four, the Blue Bell asset has the most current space available, but all face potential increased vacancies in coming months, Gabrielsen tells GlobeSt.com.
The two-story, 196,650-sf Blue Bell property is 80% leased with 40,000 sf available. The largest available space is about 20,000 sf on the first floor, Gabrielsen says. The asking rate is $19.75 per sf on a minimum term of five years, and "some concessions are available," he adds.
The 163,500-sf River Park I and 71,690-sf River Park II are now 100% leased, "but there are potential vacancies within 12 months," says Gabrielsen. The asking rate is $22.50 per sf plus electric. Occupancy in the 192,000-sf Quaker Park property is 95%, but some space is expected to become available at an asking rate of $24 per sf.
