"The building was just the right fit for Hut Two," says H. Frank Stanley, an associate director in Houston for Cushman & Wakefield of Texas Inc. "It's a nice attractive building with a great location." The 4026 Trey Dr. building, assessed at $225,987 by Harris County, will be used as-is by the newly established business, he says.

Stanley tells GlobeSt.com that Hut Two was more concerned with finding the right building than being situated in any particular part of the city. Nonetheless, the building, which sits on a half acre on the west side of town, offers easy access to two main thoroughfares, Interstate 10 and Texas 6.

Stanley partnered with C&W's John F. Littman and B. Kelley Parker III to represent the seller, Chuck Turret of Houston. According to Littman, Turret disposed of the property as part of a strategic investment program. He had owned the building since 1997, according to the appraisal district.

Littman says small owner/user properties are hard to find in the Houston market right now. The Trey Road building, constructed in 1985, has 1,825 sf of office build-out along with 4,625 sf of air-conditioned warehouse space and a covered outside storage area. Hut Two, which was one of two would-be-buyers for the property, was represented by Mickey Guice of Indermule & Co. in Houston.
